What is the value of my
property?
To determine the value of your property you may either
pay a certified real estate appraiser to determine the Market Value, or
contact a professional REALTOR TM. Most REALTORS
TM will do it free of charge or a very small fee.
How do I determine the price at which I will sell
my home?
The value is determined by the "market". REALTORS
TM will analyze the recent sales of homes similar to yours (i.e.:
size, age, condition, location, etc.) and look at those existing homes
on the market to help you determined the value of your property. Ultimately

How do I know if I'm paying the right price for
a home?
Ask your REALTOR TM to prepare
a CMA (Competitive Market Analysis). This is a wonderful tool that can
help you, as a buyer, to determine if you are making a fair offer - or,
as a seller, asking a fair price.

How do I find the best REALTOR
TM?
There are several things to look at here. You should ask
the REALTOR TM you are thinking of using to represent
you about his or her:
- Credentials and educational accomplishments specific
to real estate (i.e.:: CRS - Certified Residential Specialist, GRI -
Graduate of Realtors Institute, ABR - Accredited Buyer Representative,
etc.)
- Success History (i.e.:: How many transactions has the
agent successfully accomplished this year?)
- Assistance - Does the REALTOR TM
have adequate personal help in the office to effectively manage and
market your home. The best REALTORS TM have "personal"
teams of professionals to provide more efficient service.
- Knowledge of the Market - It is important that your agent
have a good understanding of the area's market in order for him or her to
market your property effectively.
- Resume' - Remember you're interviewing the REALTOR TM
for a job working for you. Ask to see a resume' just like any other
person you hire.
- Referrals - Also very important are referrals. Any good
agent has a list of people waiting to refer them to you. Ask to see that
list of happy clients.
How do I determine if a REALTOR TM
is qualified to handle my transaction?
Look at their success, history, and number of years in
real estate. It's advisable to hire someone that is a full-time REALTOR
TM. Look to see if they are successfully accomplishing
50 transactions annually or more. This is usually a good indicator that
he or she is not just a part-time agent.
What is the difference between a REALTOR TM
and an agent?
An agent only needs to be licensed in that state to do
business. A REALTOR TM is licensed in that state
and is a member of the National Association of Realtors. REALTORS
TM agree to abide by a strict code of ethics which
characterizes the method in which they do business. In short, all REALTORS
TM are agents, but not all agents are REALTORS
TM.

What is a Buyer's Agent?
You may hear of a buyer's agent, buyer agency, buyer brokerage,
or a buyer's representative. All of these terms refer to a licensed agent
who represents the best interest of the buyer above all others including his
or her own. The Buyer's Agent must be fair and honest to all parties involved
in the transaction. His/her fiduciary duties to the seller may vary from state
to state according to the laws. The best Buyer's Representatives have achieved
the designation, "Accredited Buyer Representative". To acquire this one must
have passed educational as well as practical requirements.
What is a Seller's Agent?
This is a licensed agent who represents the best interest
of the seller above all others including his or her own. The Seller's Agent
must be fair and honest to all parties involved in the transaction. His/her
fiduciary duties to the seller may vary from state to state according to the
laws.
What is a Dual Agent?
This is a licensed agent who represents both the buyer and
the seller. Each state has laws governing whether or not this is acceptable
and if it is, exact guidelines the agent must abide by in order to successfully
act as a dual agent. In accordance with the law, this can be accomplished
to create win-win situations for both the buyer and seller.
What is the difference between a Buyer's Agent
and a Seller's Agent?
Simply stated: The buyer's agent represents the interest of
the buyer only. The seller's agent represents the interest of the seller only.
What is the benefit of listing my home with a Buyer's
Agent?
By using a buyer's agent, you have a professional on your
side. The agent will advise you, give you pertinent data to determine the
appropriate value of the property you wish to buy, and negotiate the best
deal for you. The agent will also inform you of any material defects in or
around the property that is known to them. The best thing of all is that it
is usually available at no extra cost to the buyer. That's right. In most
areas you can get an agent to represent you at no cost to you.
